What is affordable housing?
Affordable housing is provided at below market prices. There are lots of different schemes under this definition, they include:
Social rented - low rent, secure housing prioritised by need.
Affordable rented - higher rent, less secure housing prioritised by need.
Shared ownership - housing you can part buy, part rent. This means you can gradually increase your share in the property until you own it out right, this is called staircasing.
Intermediate rented - housing costing around 80% of the market rate. Great for people with a lower income to get on the property ladder.
Who is eligible for affordable housing?
If you cannot afford to buy your own home or rent from the private sector you are eligible to apply for affordable housing. Families who pay more than 30% of their income on housing are considered cost burdened and may be struggling with other necessities like food, clothing and transport. With the waiting lists for affordable housing getting longer it is more common for councils to demand that people have had a local connection with the area for over 5 years before they are eligible to join the waiting list.
UK and Irish citizens have a priority for housing assistance as do MoD personnel and people already on the council waiting lists living in demonstrable housing need (such as being over crowded).
What are the government’s plans and priorities for affordable housing?
In 2015 the government promised to build 275,000 affordable homes by 2020 which is the equivalent to 55,000 per year for 5 years. In the Chancellor’s 2016 Autumn statement it was announced that there would be £3.15 billion of funding put aside for 90,000 new affordable homes in London alone.
